The thesis

Third-party management leaks. We stopped complaining and rebuilt it.

Every property buying alone at retail. Labor scheduled to habit instead of demand. Nine systems where one belongs. The standard model spends the owner's money by default.

Trust relaunched on a rebuild of that model — centralized procurement, shared back office, demand-engineered labor, one technology stack. Four levers, all pulled at once.

We didn't cut our fee to get there — a discounted operator is a temporary operator. The number comes from the structure: what centralization, engineering, and consolidation recover from lines that leak in the standard model.

Leadership

The model is the conclusion of sixty years on the floor.

Richard Millard started as a night audit clerk at the Hilton Midtown and ran the 1,400-room Hyatt Regency Dallas before he was forty. He has stabilized 150+ distressed hotels for banks and the FDIC, and operated the number one Marriott Autograph worldwide.

The rebuilt operating model isn't theory — it's what six decades of running the buildings, and watching the standard model leak, finally concluded. Richard leads the relaunch personally, alongside co-founder Michael Register and a senior advisory bench.
